Transaction Privilege Tax (TPT) Workshop For Property Managers

  

The Arizona Department of Revenue will have a new transaction privilege tax (TPT) electronic filing program in place for property management companies (PMCs) by the start of 2018. The new Residential Rental Bulk Upload Program will improve the TPT filing process for property management companies, allowing a PMC to report and remit tax to each client’s TPT license. 

Starting with the January 2018 filing period, PMCs will be able to file and pay transaction privilege tax on behalf of their clients using the new electronic filing program. PMCs will be able to begin licensing to participate in the new program after November 1, 2017.

Attention Property Owners and Property Management Companies:

To prepare Property Owners and Property Management Companies (PMCs) for the new electronic filing program update prescribed by A.R.S. § 42-5005(M), the Arizona Department of Revenue (ADOR) is adding additional resources (and a dedicated standalone page) to our website at www.azdor.gov.

Frequently Asked Questions (FAQs) and other key resources that address the specific needs of both property owners and PMCs will be organized by category.  Our goal is to reduce the amount of time it will take for taxpayers to locate the information, guidance and resources that are tailored to their needs. Look for these updates now at https://www.azdor.gov/TransactionPrivilegeTax(TPT)/ResidentialRental.aspx.

Available now, the new Property Management Company Registration Form. This form can be found at https://www.azdor.gov/Portals/0/ADOR-forms/11300/11348_f.pdf. With this form, PMCs can apply for a true Master License at no cost, and with no monthly, quarterly or annual filing obligation. This license allows the property managers to file and pay residential rental transaction privilege tax (TPT) on behalf of all of their clients using their AZTaxes.gov user profile. Once licensed, property managers may connect their clients’ TPT licenses to the PMC’s AZTaxes.gov account. A PMC may complete the TPT filing and payment process by entering their client’s TPT information directly, making a copy and pasting their client’s TPT information from an existing spreadsheet, or by uploading their client’s TPT information using the Department’s template spreadsheet. With the PMC Registration Form available, the PMC Spreadsheet will be obsolete, and will no longer be supported by ADOR.

The City of Glendale will be hosting the first and second workshops at the City of Glendale Council Chambers on Thursday, October 26 from, 8:30 a.m. – 11:30 a.m. and from, 1:00 p.m. – 4:00 p.m. The City of Chandler will be hosting the third and fourth workshops at the Chandler Public Library (Copper Room) on Friday, October 27 from, 9:00 a.m. – 12:00 p.m. and from, 1:30 p.m. – 4:30 p.m.

More workshops will be scheduled soon. Any interested groups who would like to schedule a similar workshop or training class are invited to complete a Speaker Request Form, which is available at https://www.azdor.gov/TaxpayerEducation/RequestASpeaker.aspx.
